Essential Build ($265–$285/SF)
The essential build delivers a completely finished, fully functional practice — halls, walls, paint, flooring, cabinetry, countertops, ceilings, electrical, HVAC, and plumbing. Every system is complete and code compliant. What it does not include are the elevated finishes, additional custom millwork, lighting design, and curated materials that transform a functional office into a practice patients remember and return to. That is what the aesthetic budget is for.
⚠ Range reflects standard existing conditions. A pre-lease site inspection is strongly recommended to confirm electrical, HVAC, plumbing, and structural conditions before finalizing this number.

Aesthetic Investment Priority — The On-Point Framework
1
Reception
First impression is everything. Patients decide if they trust you before you say a word.
2
Transition Zones to Clinical
Hallways and threshold moments. Maintain the experience as patients move from public to clinical space.
3
Patient Bathroom
Disproportionate impact per dollar. Patients notice and talk about it.
4
Everything Else — Functional
Operatories, sterilization, staff areas, lab: patients are on their back staring at the ceiling. Clinical excellence, not couture.
All figures are planning estimates only and do not constitute a formal construction proposal. Essential build range ($265–$285/SF) assumes standard existing conditions. A pre-lease site inspection is required to confirm existing electrical, HVAC, plumbing, and structural conditions before any figures are finalized. Permit fees vary by municipality; estimate is 2.5% of build cost. TI allowance calculated on rentable SF using entered load factor; confirm exact terms with landlord.
A complimentary formal proposal — specific to your floorplan, confirmed site conditions, and agreed aesthetic budget — is provided following a required pre-lease site inspection.
